| Coronado
(go directly to pictures) Coronado is a small gated resort community of approximately
2000 people and a maximum of 1000 housing units on the Pacific Ocean. It is only 60
minutes from Panama City on the Inter American 4 lane highway.
Ocean front
mansions range from more than $1 to $5 million with 10,000 square foot houses.
There are also smaller 800
square foot, 2 bedroom units for weekend golf
on the market for as
little as $75,000.
The value of an empty lot in Coronado, per square meter (one
square meter equals about 10
square feet), ranges from $400 on the beach to $40 five blocks back from the
beach. The minimum lot size is
about a quarter acre or 10,000 square feet. Most value in a real estate
transaction is attributed to the land because of the relatively low costs of
construction.
Coronado is a
Planned Community
Coronado was established more than 50 years ago as a
"planned community" and the same family ownership continues today with new major
projects such as Alcazar, a luxury condo building with 3000 square foot units.
Building permissions are obtained and zoning decisions are taken by the regional
municipal offices in Chame.
The town boasts several miles of exquisite palm-studded
Pacific beachfront. It offers a world class "country club" featuring an 18 hole
golf course (designed by Fazio), large brand new equestrian facilities, 4
excellent restaurants, 4 tennis courts with night lighting, a luxury spa,
several large swimming pools with one being an "infinity pool" on the beach, and
of course excellent hotel facilities with approximately 75 units some of which
are two bedroom suites.
By owing a property in Coronado, the initiation
fee and monthly maintenance costs are reduced to a very affordable level even
for someone on a fixed income.
